HOA Late Fees Will Be Waived During Upcoming Technology Update

Sharing a letter received from Juda Eskew, about a technology change for their Homeowner Portal:

Dear Board or Client Portal User,

As we previously shared, we’re implementing a new technology platform that will enhance the way we manage the financial operations of your homeowner association. This is part of our ongoing commitment to providing you with the highest quality of service.

As a result of this change, we will need to transition your association members to a new homeowner portal, which will require some owners to reconfirm/update their payment method. We are investing significant resources to ensure that this is a seamless transition with no disruption in service to your community.

However, in order to ensure the best experience for both you and your members, we are planning to waive late fees for July in case any individuals experience payment challenges during this transition process. We believe this is in the best interest of your community.

We truly appreciate your continued partnership and look forward to delivering an even better experience with this enhanced solution. If you have any questions, please don’t hesitate to reach out to us or your service team.

Sincerely,
Brian Corbat Carol Eskew, C.P.A
CEO / Managing Partner President / Partner

Pool Maintenance

POOL – We will be performing a pool water leak detection soon. We will notify you whenever that happens, as the pool will be closed for 1 day.

The pool heat pumps are now off for the summer.

Recently, pool guests left a lot of garbage on the tables. Please use the trash bins and clean up before you leave the pool deck.

Please note that if you don’t follow the basic rules for the pool, your access may be revoked for days or weeks, depending on the issue.

About a letter from the Water Company

If you have received the long letter from the water company that you can see below related to our water pipes, there is no need to panic.

One of our board members asked our neighbor Gary who worked 30 years in the water dept. and It seems this letter went out to all cities, Plantation, Hollywood, Fort Lauderdale, etc. from EPA and it is nothing to be upset about.

They are concerned with our home lines to each house from their service copper city pipes.  Cities want to check and have detailed records maybe due to liability, and are putting the responsibility on the homeowner to investigate your home’s pipe, if the city doesn’t know what your pipes are made of, and then something happens. When many of our homes were built the cities were not given info from builders re home’s pipes used.

In our neighborhood, you have either copper, PCV or galvanized pipes. They are fine;  but if galvanized, it will give you trouble eventually and pressure may get reduced because there could be build up in the lines.

If you have not received the letter yet, you will probably receive it soon, but it is a mass letter to thousands of customers and there is no reason to panic about it. You can always call the phone numbers in the letter to get more information directly from the city.

Holiday Brunch

As every year, we invite the Section 6 neighbors to join our Holiday Brunch and Annual Meeting. During the event the proposed budget for next year will be presented.

Once is filled you can email it (instructions on the flyer), or you can leave it in the Section 6 Clubhouse mail slot.

HURRICANE PREPAREDNESS

NOTICE TO RESIDENTS

Dear Residents, as Hurricane Milton approaches, we want to ensure the safety and well-being of our community.

Please take the following actions:

• Secure Outdoor Items: Remove or secure any hanging items, furniture, or hazardous materials from your balconies and back patios. High winds and heavy rain can cause these items to become dangerous projectiles. Please ensure all loose items are brought inside or properly secured.

• Stay Alert: Remain vigilant and keep yourself informed about the storm’s progress. Monitor local weather updates and pay attention to any emergency announcements. Awareness is key to ensuring your safety during severe weather.

• Help keep refrigerated & frozen food longer: Take freezer bags and fill them about ¾ full. Lay them flat in your freezer. Put as many as you can fit in the freezer. If power goes out put about ½ of the frozen bags in the refrigerator section to keep that cold longer.

• Protect valuable papers: Put any valuable papers (insurance forms, deeds, auto titles, etc.) in a plastic garbage bag, seal the end with tape and put that bag in another bag and seal. Put them in a top kitchen cabinet or in a second floor room in case of flooding. You can also protect other valuables this way.

• Protect your vehicles: Park in your garage or carport. If there is no room, park as close to your house as possible. Winds will be less close to the building.

• Keep pets indoors. If they want to defecate or urinate, put down newspaper with paper towels underneath and try to get them to use this. Do not walk in high winds or very heavy rain with lightning.

• Make sure your cell phone(s) are fully charged. If you have power banks, charge them too.

• Use battery-powered lights at night. Do not light candles or other bare flames.

Your Section Six Board.
